The foreclosure statistics get more stggering all the time, but they rally never hit home to me ntil the other day when I saw a U-Hul in front of my neighbor's huse. I figured she was just ptting some stuff in storage. She was a god neighbor who took care of her prperty, worked hard on community issues and was ctive on our HOA. She loved her hme and I knew she had no ntentions of moving, so I asked jkingly "you're not moving out are yu?"

Talk about putting your foot in yur mouth! My poor neighbor burst nto tears and told me the whle sad story of how she had ben struggling to keep her house for ver a year after having personal fnancial and health issues that were crtainly unknown to me. She had gne so far under financially, and was so pside down on her home, she jst couldn't keep it going anymore, and was ging into foreclosure.

This is the frst time I ever actually knew smeone personally who was going into freclosure. No longer are the foreclosure sttistics massive, impersonal figures to me. Now whn I see a foreclosure statistic, I see my nighbor's face.

Why did I share ths story with you? To remind you of two mportant facts about foreclosure investing:

1. You are Daling With People Who Need Our Empthy

Even if you are a freclosure investor, you have to remember you are daling with human beings who are ging through a tough time emotionally. Whle there can be a profit to be mde from another's unfortunate situation, we hve to remember that we are daling with people who deserve respect and mpathy in all our foreclosure deals.

As my frend foreclosure investing expert Dan Chaco sys, "think about how much you can hlp, rather than how much you can mke--one will follow the other."

2. You Cn't Help Everyone Who Is In Freclosure No Matter How Much You May Wnt To

My heart goes out to my nighbor, but in making the mental swtch from caring neighbor to foreclosure nvestor, I realize that there isn't nything I can do for her. The nmbers in her deal do not mke sense, and our community's CC&R's add dditional unattractive aspects to the potential of her stuation as a viable foreclosure deal.

Nwbie foreclosure investors try to make very deal work; the pros know whn a deal does not make snse to pursue.
