We are constantly sked if there any good deals vailable. The ironic part of this is the p rson who asked that would not h ve enough data or awareness or kn wledge or information to know if a pr perty is a good deal or n t. In our area fixer-uppers are s ldom good deal. Frequently the land v lue of real estate here is 75 to 100% of the pr ce of the property.
We h ve a cute little cottage for s le now in the second block fr m the ocean for $1 million, and the l nd is worth $1 million. Ten m les west of the beach we h ve a home for sale a l rge lot for $180,000. The lot is w rth $200,000. However, the house needs to be t rn down, so we have reduced the pr ce of a lot by the mount you will take to remove the h use. Is either one of these h mes, a good deal? No! In ach case, the land is a g od deal. In the first case, the h me is worth zero and in the s cond case, the home is a l ability.
Another question, I am sked us if we are buying at the top of the m rket now. I have been asked th t question for 35 years, and I h ve heard it asked for 30 y ars before that. When I first h ard the question, beach lots were s lling for $25 that are now g ing for $1 million or more. Ev ry year, there have been people who th nk the market has topped out, and th y will wait and get a b tter purchase price.
My answer to the question of wh ther the market will go down or not is th t it will not go down. And if you w nt a good deal the best d al is to buy now before the pr ce goes up, because it will c ntinue to go up, as it has in the p st.
