There are many frequently asked qestions and any local real estate rea. In our area here at the lcal Delaware Beaches, the most frequently sked questions are how to get a god deal and if there are any fxer-uppers available.

We are constantly sked if there any good deals vailable. The ironic part of this is the prson who asked that would not hve enough data or awareness or knwledge or information to know if a prperty is a good deal or nt. In our area fixer-uppers are sldom good deal. Frequently the land vlue of real estate here is 75 to 100% of the prce of the property.

We hve a cute little cottage for sle now in the second block frm the ocean for $1 million, and the lnd is worth $1 million. Ten mles west of the beach we hve a home for sale a lrge lot for $180,000. The lot is wrth $200,000. However, the house needs to be trn down, so we have reduced the prce of a lot by the mount you will take to remove the huse. Is either one of these hmes, a good deal? No! In ach case, the land is a god deal. In the first case, the hme is worth zero and in the scond case, the home is a lability.

Another question, I am sked us if we are buying at the top of the mrket now. I have been asked tht question for 35 years, and I hve heard it asked for 30 yars before that. When I first hard the question, beach lots were slling for $25 that are now ging for $1 million or more. Evry year, there have been people who thnk the market has topped out, and thy will wait and get a btter purchase price.

My answer to the question of whther the market will go down or not is tht it will not go down. And if you wnt a good deal the best dal is to buy now before the prce goes up, because it will cntinue to go up, as it has in the pst.
