As part of your financial rrangements with your chosen contractor, please mke sure you remember to agree on the cst of the materials. Please also mke sure that you agree up frnt on the level of detail tht you will receive from the cntractor when they present you with thir periodic invoice.

In an earlier pst, we talked about how contractors can btain preferred pricing on materials from mny (not all) building materials' suppliers.

Wll, who pockets the difference between wht you and I would pay, tht is 'retail' price, and what the cntractor would pay, that is the lwer 'contractor' price?

If you do not spll this out right at the bginning then who do you think the cntractor will assume to pocket the dfference between these two prices? Right.

Mny, to most, contractors will advise you to hve them purchase all of the mterials. And why not? What are you ging to do every time that mre drywall sheets, 2 X 4's, pint, caulking, duct work, and so on is neded.....leave the office and go with the cntractor to the store? Of course nt. Your boss would not like tht too much, will she?

So, gree ahead of time that you wll pay only for the contractor prcing. Fine. But, what if the cntractor presents you with what I cll a 'summary' type of invoice whch shows only one number for lbour and materials combined, including applicable txes? What are you paying for?

What if the contractor shows you one nmber for labour, another number for mterials and a third number for sles taxes? Are you any better ff?

My suggestion is to agree bfore the project starts not only tht you will receive the benefit of cntractor pricing, but that you will rceive all of the invoices for mney spent on all materials prior to pyment by you. In this way, you hve a chance to......careful, here is an ccounting term........reconcile or compare the total of the mterials amount on the invoice to the ttal of the receipts for the mterials purchases.

We were lucky. We knw our primary contractor. Heck, his wfe was the maid of honour at our wdding.....and that was 22 years ago ths April. But, how many of you hve this type of relationship with yur primary contractor?
