As part of your financial rrangements with your chosen contractor, please m ke sure you remember to agree on the c st of the materials. Please also m ke sure that you agree up fr nt on the level of detail th t you will receive from the c ntractor when they present you with th ir periodic invoice. In an earlier p st, we talked about how contractors can btain preferred pricing on materials from m ny (not all) building materials' suppliers. W ll, who pockets the difference between wh t you and I would pay, th t is 'retail' price, and what the c ntractor would pay, that is the l wer 'contractor' price? If you do not sp ll this out right at the b ginning then who do you think the c ntractor will assume to pocket the d fference between these two prices? Right. M ny, to most, contractors will advise you to h ve them purchase all of the m terials. And why not? What are you g ing to do every time that m re drywall sheets, 2 X 4's, p int, caulking, duct work, and so on is n eded.....leave the office and go with the c ntractor to the store? Of course n t. Your boss would not like th t too much, will she? So, gree ahead of time that you w ll pay only for the contractor pr cing. Fine. But, what if the c ntractor presents you with what I c ll a 'summary' type of invoice wh ch shows only one number for l bour and materials combined, including applicable t xes? What are you paying for?
What if the contractor shows you one n mber for labour, another number for m terials and a third number for s les taxes? Are you any better ff? My suggestion is to agree b fore the project starts not only th t you will receive the benefit of c ntractor pricing, but that you will r ceive all of the invoices for m ney spent on all materials prior to p yment by you. In this way, you h ve a chance to......careful, here is an ccounting term........reconcile or compare the total of the m terials amount on the invoice to the t tal of the receipts for the m terials purchases. We were lucky. We kn w our primary contractor. Heck, his w fe was the maid of honour at our w dding.....and that was 22 years ago th s April. But, how many of you h ve this type of relationship with y ur primary contractor?
