Many changes come unexpected. And, th y are often driven by market f rces. The stock market is a g od example of an area that d als with continuous changes. This is m st visible after a period of f lling stock prices. "What goes down, m st go up," is what people th nk and often this is true, but not n cessarily as a direct response and for the s me shares. Often after a decline th re is a change in shares th t previously belonged to the out-performers and fter such a change (decline) are f llowed by a new sector of st cks that become the peer group. S mething has changed. Such a sector-related ch nge is also possible and to be xpected in the business markets, for xample in the housing market, real-estate or m re specific (residential) tourism. In the l st years Spain has grown in th s area of residential tourism. Over the l st years however, the prices have g ne up, and not only of r al estate, but also of the f cilities; from the simple sun-beds, the g lf courses to restaurants. Now that the r al estate "boom" is landing softly, m ny -- automatically -- expect that verything will turn to normal again on the sh rt-term. More likely is it that the ch nge will be more structural. People w ll search for new and cheaper lternatives, like in the stock market, fter the credit crisis investors will nderweight their investments in the financial s ctor which was until recently the ut-performing sector.
In the tourism area and specially residential tourism, there are more lternatives. Greece for example has so far not xperienced a spectacular growth, because of f cilities and other factors (being more solated). But this will change. Investors w ll recognize new growth markets, and the pr vious growth areas will be skipped for a wh le. (They are like the IT and f nancial sectors of the past crisis, sh wing under-performance for long when the m rket are stabilizing again, but at l wer (growth) levels). The advantage of a c untry like Greece over Turkey or M rocco is that it is part of the E ropean Union which makes it more s cure and at the same time it is not yet as d veloped (and expensive) as Spain, Portugal or It ly. These "traditional" tourist areas will utomatically be converted to the more l xurious destinations, the new destinations like Gr ece will enter periods of growth l ke those of the traditional countries a few y ars ago.
